House Plan Considerations

Before you buy your house plan you need to think about what features you want in your home. The first thing you should decide however is the homes size. Many traditional homes are between 1,500 and 2,400 feet. This may or may not include a basement depending on the area you live in.

Next, you can decide whether you prefer one or two living areas. Many style homes including country style and Victorian include multiple living areas.

Then think about how large a kitchen you would like. Country and farmhouse style homes often have the largest kitchens. You can however find a more traditional style home with a large kitchen. You should consider this ahead of time however.

Of course you will also need to decide how many bedrooms and bathrooms you need. If you need an office, you may consider one of the bedrooms an office. These are the primary features to look for when considering your houseplans. Other areas of concern may include whether the home has a porch or large windows. If you plan on a vacation or coastal home for example, you probably want a home plan that includes spacious living areas and large windows from which you can enjoy your view.

Write down anything that is a deal breaker. You will save yourself a lot of time when viewing multiple houseplans. If for example, you need to have a house with four bedrooms, there is no reason to look at neat houseplans that only provide 3 bedroom options.

You should try to come up with a list of 5-10 plans you really like. Once you do this you can fine tune your list. If you think you'll need some modifications made, find out which ones are easily modified. You may find with one style you have to pay a lot for modifications, whereas with another you can change certain features for free. Keep in mind this should be a fun and enjoyable process. Once you have narrowed your list down to two or three choices, you can have friends and family members vote on their favorite house plan providing pros and cons of each to help you decide.
